Gathering Initial Interest

Snohomish County, Washington-Tiny House Alliance USA is gathering preliminary information for a developer for a tiny house village or cottage development in Snohomish County. We will be conducting a survey after we determine there is enough interest and participation.

Land is quite expensive in the area and there is a possibility that a community could be developed that is owned cooperatively where resources can be pooled.

Interested parties would need to qualify for a loan.

Snohomish County Location

Location Snohomish County is located on Puget Sound, between Skagit County to the north and King County (and Seattle) to the south. Covering 2,090 square miles, it is the 13th largest county in total land area in Washington. Snohomish County’s varied topography ranges from saltwater beaches, rolling hills, and rich river bottom farmlands in the west to dense forest and alpine wilderness in the mountainous east. Glacier Peak, at 10,541 feet, is the highest point in Snohomish County and one of the highest in Washington State. Sixty-eight percent of the county land area is forest land, 18% is rural, 9% is urban/city and 5% is agricultural.

The estimated population is a little over 822,000 as of 2019.

Bear Pen Cove, Franklin, North Carolina

Snohomish

Bear Pen Cove is sold out, but it is a park model community in Franklin, North Carolina that has 20 lots, spread out on 13 acres. The developer sold 1/2 lots that included water, sewer, and electricity to the lot. Bear Pen Cove is a hidden gem nestled in the woods in a rustic environment with ponds that are surrounded by old-growth trees.

The Cottages At King Corner Calhoun, Georgia

The Cottages At King Corner is a planned affordable housing community that is being developed by Tiny House Hand Up. There is a severe housing shortage in Calhoun for the working community that has low paying jobs in the area.

Cindy Tucker is the Executive Director of Tiny House Hand Up, a 501 (c ) 3 non-profit that has been working to raise money and partnering with builders and suppliers and local governments to see their plan through. The land was generously gifted by Ginger King.

Oxnard Tiny Home Development Will Consist Of 28 Tiny Homes

The available plot of land at 5230 Cypress Road in South Oxnard is oddly shaped. A long and narrow piece of land stretches back to a wider rectangular area at the back of the property. It is also in the middle of an established neighborhood.

Nick Deitch, the architect with Mainstreet Architects and Planners, called lots like these “remnants.”  He said leftover available properties like these in established neighborhoods could be a good fit for tiny home projects.

Mainstreet Architects and Habitat for Humanity of Ventura County recently submitted plans to build 28 tiny homes on the property. The development would likely be the first tiny home community in Ventura County.

The homes will be built as “tiny duplexes,” with two tiny houses welded together. Each duplex will include one single-story home and one home with an upstairs loft as the sleeping area.

Snohomish Wa. Cottage Housing

Cottage Housing Ordinance Adopted

On December 21, 2016, the Snohomish County Council adopted a cottage housing ordinance (Amended Ordinance No. 16-073). The adopted ordinance was amended to:

  • Increase the maximum dwelling size (PDF) for cottage housing dwellings;
  • Make a technical correction (PDF) to the definition of the term “unit lot”;
  • Address a typographical error (PDF); and
  • Eliminate a reduction in parking ratios (PDF).

Washington State Adopts Appendix Q Tiny House

Washington state allows tiny houses,  but it is important to know the process the state allows.  The state has amended and adopted Appendix Q Tiny House to be effective Feb. 1st, 2021. Appendix Q Tiny House refers to tiny houses on a foundation, 400 square feet or less. Appendix Q Tiny House has been adopted on a state level, it will be up to the local jurisdictions to adopt it as well.

Jurisdictions may use Appendix Q as a model code to adopt, reference, or amend. Builders or even jurisdictions that have not adopted the 2018 IRC or the Appendix, can seek approval ”on a project basis through the alternative materials and designs provision” in the IRC.

  1. I would love to live in a small home community. We are disabled and live on a limited income. If you could have these be affordable that would be great. Our budget is $200,000. A small 2 bedroom cottage with access to a garage is what we have been looking for preferably in south king county but we would be willing to move north. I often wondered if they could create a development where most homes are ADA accessible. Much like an retirement community but for those of us on disability or low income. I would love more information when you get it.

  2. I have a tiny home on wheels that I would like to find a place to live in… I would like to make it be on a foundation of some sort and have it be a permanent home. No different than a manufactured home or mobile home being on wheels before it is parked to live in.
