Philly advocates push Pa. lawmakers to adopt tiny homes building codes Dec. 21st, 2020

Stephanie Sena, arguably one of the city’s most animated housing advocates, has spent years trying to build tiny houses in Philadelphia. Now, at the end of an otherwise grim 2020, the Villanova poverty and policy professor appears to have gotten the city backing she needs to see one of her visions realized.

All proposals are due next month, and city officials expect the project to be completed by the summer. In the meantime, Sena is setting her sights on trying to make it easier for tiny houses to come elsewhere in Philly and across the state through adopting a new regulation that would make it easier to build homes 400 square feet or less.

Board members have their eyes on a five-acre site along the Susquehanna River, just south of the PennDOT building, which has been empty since the Phoenix Steel Corp. There, they hope to build 15 houses measuring 12-by-14 feet each, plus a 6,000-square-foot community center and a 26-space parking lot.

Denver Borough Council Meeting Sept. 30th, 2019

Borough Council discussed the proposed Zoning Ordinance Amendments recommended by the Denver Planning Commission concerning Small Wireless Facilities; Tiny Homes; and apartment conversions in the Business District. Mr. Hession reported that last year after the alligator incident there were a series of issues Borough Council recommended the Planning Commission review and make changes to the Zoning Ordinance. Since the last Zoning Hearing Board meeting, the Planning Commission also recommended revising provisions to allow conversions to apartments as a Special Exception Use in the Business District to add language to permit apartment conversions in the Business District to the second floor or above only.

Discussion followed concerning the proposed ordinance and the advertising and public hearing scheduled to review and approve the changes. Borough Council also discussed a proposal to consider amending the ordinance to include regulations regarding overgrown bushes and trees, however, it was determined that this type of ordinance would be in the Property Maintenance Code and not the Zoning Code. Discussion followed whether such an ordinance can be drafted and enforced and the Borough Manager was asked to research other communities to determine if there are similar provisions in their Property Maintenance Codes. The Borough will proceed with the advertising and review schedule for the draft Zoning Ordinance Amendment.
